It seems we missed our October update so here is one for October and November all rolled into one!
October was another crazy and interesting month with lower rent prices and properties taking longer to rent than usual. We’ve not seen a market quite like it before and November continued in the same way.
While some owners are very realistic with rental prices, take our advice and are happy to follow the market to find a suitable tenant, others are very determined to rent their properties at the same rate they were getting before the shift in the market. This can be very challenging from our side as those properties then don’t get the same interest as others as they aren’t priced accordingly and they sit around, empty, for weeks on end.
It’s good to remember that we’re the boots on the ground. We know what is going on because we’re seeing it every day. We’re getting the feedback from the potential tenants and we’re seeing the enquiries, or lack of, and we’re seeing people turn up to the viewings, or not as the case has been. The market tells us very quickly if a property is priced too high and we feed that information back to our owners. If you’re wanting to maximise your rental price, presentation is key!
We get one shot at a first impression so let’s make it count. Don’t put off the things you’ve been meaning to get around to, the time to get these done is before the property comes to market. Little things like weeding gardens, a declutter, and a clean kitchen and bathroom all help a tenant visualise themselves living in your property.
November has seen us take on a number of new properties around the Hutt Valley with a few more to come in the next few weeks. We have our fingers and toes crossed that everything works out for having them all rented before the Christmas break, which we are very much looking forward to.
